ANDREW SCHWARTZ
MANAGING DIRECTOR, INVESTMENT COMMITTEE MEMBER
Andrew is the Managing Director and one of the founders of Qualitas. He sets the strategic direction for the business and is responsible for overseeing the group’s activities, transaction origination and managing Qualitas’ key relationships. With over 25 years in investment banking and financial services, Andrew has deep expertise in asset financing, cross border real estate financing, project financing, acquisitions and as an advisor.
Prior to the establishment of Qualitas, Andrew was the Head of Australasian Real Estate at Babcock & Brown. Before joining Babcock & Brown in 1997, Andrew’s previous experience includes working at AIDC Ltd as well as Bank of America.
CAROL SCHWARTZ AM
CHAIRMAN, INVESTMENT COMMITTEE MEMBER
Carol has extensive experience across a range of industries with a particular focus on property. Until December 2008, Carol was the Chairman of the Industry Superannuation Property Trust, one of Australia’s largest superannuation investor-owned property groups, charged with investing the retirement savings of more than 40% of Australian workers in property. She is also the past National President of the Property Council of Australia and former member of the Docklands Authority, as well as board member of Monash Property Management Pty Ltd.
Carol is currently a director of the Highpoint Property Group and until recently was a board member of the Growth Areas Authority. Carol was awarded a Member of the Order of Australia for her achievements in business and commerce as well as her contribution to community and the arts.
ALAN SCHWARTZ AM
NON-EXECUTIVE DIRECTOR, INVESTMENT COMMITTEE MEMBER
Over the past 30 years Alan has built, purchased, owned, operated and sold businesses across property and legal services, software and publishing. Today Alan invests in, and provides strategic counsel to the CEOs of high potential private businesses across private equity, building supplies, financial services, and horticulture. An active community member, Alan has been recognised as a member of the Order of Australia for his contribution to community and business.
MARK FISCHER
Mark is one of the co-founders of Qualitas and is responsible for the origination, execution and ongoing management of the firm’s investment positions as well as leading the firm’s advisory and investment banking assignments. Mark was previously part of the Babcock & Brown Real Estate Group having joined that firm in 2005 to focus on structured finance, principal investment, real estate mergers & acquisitions and fund origination.
Mark focused specifically on cross-border structured finance transactions involving European capital investment into Australasia, as well as large-scale principal investment positions across the commercial development sector. Mark also has experience working in the Institutional & Investment Banking Group of ANZ as part of the Property & Construction Finance team responsible for analysis, structuring and execution of property transactions, including debt raisings for listed property companies and project financings for large developments.
MICHAEL KARK
Michael is a Director of the Qualitas syndication business, being primarily responsible for setting the strategic direction, originating transactions, procuring funding and the ongoing management of unlisted property syndicates arranged by the firm. Prior to joining Qualitas, Michael was an executive in the Babcock & Brown Real Estate Group for 8 years, focusing on asset and project financing, principal investment transactions, structured lending and financial advisory - predominantly across the commercial property sector.
Prior to joining Babcock & Brown, Michael was employed as a senior consultant in Arthur Andersen’s Global Corporate Finance division.
ROBERT WISCHER
CHIEF FINANCIAL OFFICER
Robert was recruited to Qualitas in 2009 as the firm’s Chief Financial Officer and is responsible for the management of all financial reporting, compliance, taxation, risk management and investor reporting activities of the group, as well as having a focus on ensuring the firm can execute on its strategic direction from a corporate perspective. Before Qualitas, Robert spent over 20 years working in accounting and financial services based roles, primarily as the chief financial officer of financial services / funds management groups.
Prior to lead accounting and finance roles, Robert worked in audit and business services divisions of two of the big four accounting firms, and is a Member of the Institute of Chartered Accountants in Australia and is a Registered Tax Agent.
MAGGIE ORGLER
Maggie is part of Qualitas’ development management business, focusing on due diligence, risk identification & management and construction financing for all sectors of property assets. Maggie has 25 years’ experience in the property industry including representing various joint venture parties, acting for successful Australian public private partnerships in Victoria and New South Wales and managing properties through the acquisition, design, construction, operation and sale processes.
Maggie has been employed to manage and close transactions by Babcock & Brown, Stockland Group as General Manager Development and by Westpac as Development Manager for that bank’s centralised back office operations, however has primarily acted as a specialist development consultant to companies including these and ABN AMRO, St George Bank, Multiplex Developments and Morgan Stanley.
HENRY VUU
Henry was recruited to Qualitas in 2009 and is responsible for the investment analysis, transaction execution and financial modeling of the firm’s transactions in addition to the management of the firm’s listed real estate equities investments. Before Qualitas, Henry spent 2 years within the Babcock & Brown Real Estate Group where he was responsible for the investment analysis and financial modeling of real estate transactions. During his time at Babcock & Brown Henry worked on principal investment opportunities and establishing fund platforms across Australasia.
Prior to Babcock & Brown, Henry was employed by ANZ within the Institutional Property Group, with experience in analysing, managing and executing property finance transactions for the bank’s Australian institutional clients of listed property trusts and private developers.
MICHAEL RANDALL
Michael has over 20 years experience in the property development and construction industry. He is responsible for overseeing and participating in the management of the firm’s investments in development projects, including the role of CEO of the Digital Harbour project in Docklands. Michael was previously a Director of Multiplex Developments having responsibility for the $2bn Port Adelaide Waterfront Redevelopment and the completion of the Southern Cross Office development in Melbourne.
He has also worked as a Development Manager with Walker Corporation on a range of development projects including High Rise Apartments, Integrated Communities and Retail Bulky Goods. Michael holds degree in Building from the University of NSW, current NSW and Victorian Builders Licenses and an extensive background in construction having worked as a Project Manager for a number of major builders in NSW in the 80’s and 90’s.
ROHAN DAVIS
Rohan has more than 14 years experience in investment and development financing with extensive experience in mezzanine debt and joint venture development transactions. Rohan’s focus at Qualitas is on the origination of transactions and the management of key stakeholder relationships, with a particular emphasis on ensuring optimal outcomes with respect to debt procurement and client relationships.
Prior to joining Qualitas, Rohan was the founder and head of Ashe Morgan Winthrop's Victorian operations, with his other prior experience including working as a solicitor at National Law firm Holding Redlich.
THEO AXARLIS
Theo has over 20 years experience in the property and development sectors. Theo’s focus at Qualitas is development syndication, deal procurement and structured finance arrangements. Prior to joining Qualitas, Theo was the Chief Executive Officer of CP1 Limited, an ASX listed developer, with his other experience including the role of Manager – Commercial & Legal for respected Melbourne property developer, Baron Corporation.
A former solicitor with Melbourne law firm Macpherson and Kelley, Theo has a strong legal background having practiced in construction law, banking, commercial and property law. Theo was instrumental in the successful delivery of several major projects in the commercial, residential, retail and industrial sectors, including the Melbourne landmark development of Southern Cross.
ADAM SLADE-JACOBSON
Adam has more than 12 years experience in investment and development financing with extensive experience in senior debt procurement, mezzanine debt origination and joint venture development transactions. Adam’s focus at Qualitas is on origination in the property sector and management of key stakeholder relationships, with a particular emphasis on ensuring optimal outcomes with respect to debt procurement and client relationships.
Prior to joining Qualitas, Adam was Director and co-manager of Ashe Morgan Winthrop’s Victorian Finance Origination business and presided over that firm's principal property investments in Melbourne.

Eureka Tower is a 300-metre (984 ft) residential tower located in the Southbank precinct of Melbourne, Australia with an approximate end value of $500m.
Financial Advisor to the developer with regard to establishing project mezzanine and senior debt facilities within an appropriate risk mitigation structure.
SOUTHERN CROSS REDEVELOPMENT
Southern Cross Redevelopment comprises two A-grade commercial office towers of 126,000 sqm, commissioned by Government entities, on the corner of Bourke & Exhibition streets in the Melbourne CBD with an end value of circa $700m.
Equity investor and financial advisor to the development.
161 COLLINS STREET
161 Collins Street is a 40,000sqm NLA A-grade office building in Melbourne’s CBD.
Financial Advisor and Arranger to transaction parties in the structured financing and 99-year leasehold of the building with a transaction value in excess of $255m. Arranged a structured senior debt facility and long-dated preferred equity funding.
FLINDERS LINK - IAG HOUSE AND SANTOS HEADQUARTERS
Flinders Link - IAG House and Santos Headquarters comprises two new A-grade commercial office properties of circa 27,000sqm of NLA in Flinders Street, Adelaide.
Financial Advisor and Arranger to transaction parties in the acquisition of the properties with a transaction value in excess of $156m.
DIGITAL HARBOUR PRECINCT
Digital Harbour Precinct in the Melbourne Docklands is a 4.4ha mixed-use development site with an end value in excess of $1.2 bn. To date, 3 buildings have been completed and are leased to a variety of tenants including Australian Customs Services, VicTrack, Telstra and Bureau of Meteorology.
Qualitas has recently taken an equity interest in this project. Previously Qualitas executives served as Directors on the Digital Harbour (Holdings) Pty Ltd board, financial advisor, project mezzanine financier and project equity participant.
UNIVERSITY SQUARE REDEVELOPMENT
University Square Redevelopment comprises three major buildings developed around an established open square and a 6-level underground car park. In 2004, the development won the highly prestigious national Property Council of Australia Award, the Rider Hunt Award.
Financial Advisor to the successful proponent of the development on behalf of University of Melbourne with an end value of $250 million.
MELBOURNE SHOWGROUNDS
The Melbourne Showgrounds redevelopment was a $200m State Government project for the redevelopment and upgrade of the Showgrounds facilities under a Public Private Partnerships arrangement. A parcel of land was available for commercial development to subsidise the cost to Government of the project.
Qualitas executives led the successful winning bid for the non-core land component and were Financial Advisor to the successful proponent to develop a retail shopping precinct with an end value of $40m. The project was later sold to The Coles Group and is now known as Showgrounds Village.
